When a hardwood floor has gone dull and scratched, we sand it back to clean wood and give it a new finish. Murfreesboro Hardwood Flooring does this work in houses all over Murfreesboro and the Rutherford County towns around it.
Signs your floor needs more than a cleaning
We start every job by looking at where the floor wears the most, like the path from the kitchen to the back door or the spot in front of the couch. If we find gray patches, scratches that go into the wood or spots where the finish is gone, we'll tell you a full sanding is the right fix.
If the wear is only in the top coat, we may point you to a lighter job called a screen and recoat. That is where we lightly sand the top layer of finish and roll a new coat over it, without sanding down to the wood.
Wood, humidity and Middle Tennessee seasons
The Forest Service's wood research lab, the Forest Products Laboratory, says wood takes on moisture from the air around it. It says the moisture left in the wood tends to settle into balance with the humidity of the room.
Before we sand, we walk the floor with you and point out which gaps we'd fill and which ones we'd leave alone so the boards can still move.
How we handle dust in your house
OSHA, the federal agency for workplace safety, says wood dust becomes a possible health problem once sanding and cutting send the particles into the air. It says breathing them in may lead to allergy and breathing problems, and to cancer.
We seal off each room with plastic sheeting before the sander comes in, and we tape over the air vents so the dust stays out of your air ducts.
Homes built before 1978
The EPA says a home built before 1978 may have lead-based paint, and the older the house, the more likely that is. It also says a renovation, repair or painting job in one of these homes can easily make dangerous lead dust when lead paint is present.
So we ask your home's age when you call. If the trim along your walls, door frames or stair parts beside the floor are painted, we go over how we plan to work near them.
Rags, sander bags and leftover finish
The City of Cleveland Heights, Ohio, warns that rags soaked in oil-based products can make their own heat as they dry, and can get hot enough to catch fire when balled up or tossed in a bin. It also says sawdust mixed with an oil-based stain used in the last 30 days can catch fire inside a floor sander or a trash bag.
We empty our sander bags and take used rags out of your house at the end of each day. If you have old cans of oil-based paint from past projects, Rutherford County says it takes them for proper disposal at the Leanna Convenience Center, 4303 Sulphur Springs Road, Murfreesboro, TN 37129.
Pricing and the written quote
We come and look at the floor first, then put our price in writing. The size of the area, the number of stairs, how much edge work we do by hand, any boards we swap out and whether you want a stain all change the number.
Whoever you hire, make sure the quote spells out:
- Full sanding or a screen and recoat.
- The finish brand and sheen, and how many coats go on.
- The stain color, if you want one.
- Who moves the furniture, and whether that costs extra.
- How the rest of the house will be kept free of dust.
Questions about hardwood floor refinishing in Murfreesboro
Will the city need to sign off on my refinished floor?
The City of Murfreesboro says you need a permit to build, alter, repair, move or tear down a building or any part of one. It also lists floor finishing as a normal maintenance repair that can be done without one, as long as the work follows the code.
How do you know if my floor can take another sanding?
We pull a floor vent or check the edge of a board at a doorway to see how thick the wood is above the slot where the boards lock together. With engineered hardwood flooring, we measure the top layer of real wood before we promise anything.
Should I keep the heat or air on while you work?
Yes, we'd ask you to keep it running. The Forest Products Laboratory says sanding and finishing turn out better and smoother when the house is warm and the wood has been kept dry.
Is it safe for my kids and pets to be home?
The EPA says varnishes have organic solvents that can give off chemicals into the air while they are being used. It advises lots of fresh air and keeping the products away from children and pets, so we keep those rooms closed off and the windows open where we can.
Should I ask whether my contractor is lead-safe certified?
The EPA tells owners of homes built before 1978 to ask contractors whether they are lead-safe certified. It says its rule requires contractors doing renovation, repair or painting work in those homes to hold that certification.
Will you take the stair railing off to sand the treads?
We leave it in place. The City of Murfreesboro says a stair rail is required where there are more than two steps, and that removing it breaks the code, so we sand around the posts by hand on your hardwood stairs.
Can you swap out a few bad boards first?
We can cut out split, stained or soft boards and weave in new ones through our hardwood floor repair service. After that we sand and coat the new and old wood together so they blend.
Can I pick a new color once the old finish is off?
We can. We brush a few test patches of hardwood floor staining right onto your bare boards so you can judge them in your own daylight.
Do you work outside Murfreesboro?
We do. We also refinish floors in Smyrna, La Vergne, Rockvale, Christiana, Eagleville and other nearby towns.
